1. With your report open in Appraise-It Pro, go to the Services tab and select Market Analysis.
2. Select Next.
3. Select your state and MLS, then select Next.
4. Select your listing search date, how you want pending sales treated, and whether or not you want the Service to include the Market Analysis Charts, Median Price Breakdown, Time Adjustment Factor, Market Research Data (Sales), and Market Research Data (Listings) addenda, then select Next.
5. Select Browse, and navigate to the file you saved from your MLS. Select it, then select Open.
6. Repeat if you are including Condominium Listings, then select Next.
7. Select Analyze.
8. The Service will analyze the data you provided. When complete, select Finish.
9. Your 1004MC addendum will now be filled out. If selected, the Market Analysis Charts, Median Price Breakdown, Time Adjustment Factor, Market Research Data (Sales), and Market Research Data (Listings) addenda will also be filled out.
